Terms and Conditions

1. Check-in time is after 3 PM and Checkout is before 11 AM.
2. This is a NONSMOKING rental unit.
3. Pets are not permitted in rental unit under any conditions.
4. Damage – Renter agrees that he/she may be charged $200 in addition to the regular rental and cleaning fees if the following provisions are not met.

  • No damage is done to the rental unit or its contents, beyond normal wear and tear.
  • No charges are incurred due to contraband, pets, or collection of rent or services rendered during the stay.
  • All debris, rubbish, and discards are placed in refuse containers, and soiled dishes are cleaned.
  • All keys are left on the kitchen table or returned and the unit is left locked.
  • All charges accrued during the stay are paid prior to departure.
  • No linens are lost or damaged.
  • No early check-in or late checkout.
  • No international phone calls.

5. PAYMENT – Payment is required at the time of booking. If booking online, credit cards and e-checks are accepted. Payments may also be made over the phone by credit card, online with PayPal (vacation@hodgepro.com) or checks payable to Alan Hodge may be mailed to the above address. We do not accept checks of any kind issued from foreign banks located outside the U.S.
6. CANCELLATIONS –

  • Bookings canceled at least 30 days before the start of the stay will receive a 100% refund.
  • Bookings canceled at least 14 days before the start of the stay will receive a 50% refund.
  • Cancellations or changes that result in a shortened stay, that are made within 14 days of the arrival date, forfeit the full advance payment, and do not warrant any refund of rent, unless the unit is re-rented.

7. MAXIMUM OCCUPANCY – The maximum number of guests is limited to four (4) persons. An additional charge of $10
per person per night for guests in addition to four (4) will be assessed.
8. INCLUSIVE FEES – Rates include a one-time linen-towel setup.
9. NO DAILY CLEANING SERVICE – While linens and bath towels are included in the unit, daily cleaning service is not included in the rental rate. We suggest you bring your own beach towels. We do not permit towels or linens to be taken from the unit.
10. RATE CHANGES – Rates subject to change without notice.
11. FALSIFIED RESERVATIONS – Any reservation obtained under false pretense will be subject to forfeiture of advance payment and/or rental money, and the party will not be permitted to check in.
12. PARKING – Parking is limited to four (4) vehicles. Vehicles are to be parked in designated parking area only.
13. WEATHER CONDITIONS – No refunds will be given for storms. We do not refund due to road conditions. We do not refund due to ski conditions.
14. The owners of the rental unit are not responsible for any accidents, injuries, or illnesses that occur while on the premises or its facilities. The homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting the reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others who they invite to use the premises.
